Buying off-plan.....how does it work in practice?

When investing in Southern Spain, exactly how much capital gain you will make is impossible to predict. The following examples of returns attained by our existing clients give some indication of the profits buying off-plan can yield.

In November 2002 a 2 bed/ 2 bath apartment valued at £257,800 was reserved with an initial deposit of £4,000. In 30 days, 30% of the purchase value, plus legal fees was paid minus the original deposit. This amounted to £75,918 and was the total sum invested by our client.

Our client sold the apartment in August 2003 before completion for £334,000 representing a 29.5% increase. After deducting costs arising from the sale of £16,700, our client emerged with a net profit of £59,500.

This represents a 74% increase in the original investment of £79,919 in only 9 months!

In July 2003 a three-bedroom apartment valued at £119,867 was reserved with a £4,000 deposit. After 30 days 30% of the purchase price, plus legal fees was paid minus the original deposit. This amounted to a total investment of £37,159.

In September 2004, our client sold the apartment before completion for £140,000 representing a 17% increase. After deducting costs arising from the sale of £7,000, our client achieved a net profit of £13,133

This represents a 35% increase in the original investment of £37,159 in 13 months.

In April 2002 a 2 bed/ 2 bath apartment valued at £103,345 was reserved with a £2,000 deposit. After 30 days 40% of the purchase price, plus legal fees was paid, minus the initial deposit. This amounted to a total investment of £45,467.

In June 2004, our client sold the apartment before completion for £150,000 representing a 40% increase. After deducting costs arising from the sale of £12,000, our client achieved a net profit of £34,655.

This represents an 82% increase in the original investment of £45,467 in 25 months.
