We will always require your previous consent before committing to any lease contract.
Since we manage the property and the rental for you, it is also in our own interest to make sure that your new tenant is a solvent one, with good references. Any rental contract involves a risk, and it is our task and commitment to minimize this risk and to provide our landlords with a hassle-free and secure rental management service. We always require a tenant’s security deposit to cover any damage or unpaid debt which might crystalise at the end of the lease term.
Executing leases and rental agreements on behalf of the Owner
At Andalucian Dream homes, we will sign and execute the lease agreements on your behalf and upon your written prior approval. We understand the inconvenience of living miles away from your investment property, but we do also give special attention to keeping you, as the property owner, fully informed about the main property transactions.
The owner is notified, in writing, on the new lease terms and conditions and we require written approval before signing the lease contract. Once the contract is signed and the deposit and rent paid, we proceed to move the tenant in to your property. At this stage, we produce a move-in protocol, where we register the current inventory list, the general property status and any maintenance issue which might appear, thus ensuring that the property is in full working order when it is handed over to the new tenant.
Monthly collection of rental and utility fees
During the lease term, Andalucian Dream Homes will collect the rental fee from the tenant and will allocate it to your account balance. We organize the payment of any outstanding payment or bill related to the property, and the balance is transferred to your bank account on a regular basis.
All relevant utility expenses due will be arranged with the tenant and we manage the tenant’s payment. Andalucian Dream Homes will make sure that your utility bills are paid to the providers and that your tenants have also paid for their corresponding consumption. We issue receipts for all transactions, in accordance with Spanish regulations, making sure you comply with government administration requirements.
