Key holding

Under Spanish law, foreign property owners who are not permanent residents of Spain are obliged, during their absence from Spain, to deposit a spare property key with a nominated trustee. Of course Andalucian Dream Homes does not offer this service just to comply with Spanish law, but rather to make sure that you, the landlord, can relax when your property is not occupied. We offer a safe key holding service, making sure that your property key is always available upon your guests or tenants arrival and, more importantly, in case of any emergency.

Postal collection & management (at premises or PO Box)

Worried about your bank statements or a missed utility bill? You never received the minutes of the last owners meeting? Whilst at all times protecting your privacy, Andalucian Dream Home will make sure that your postbox is open regularly, your mail is checked and kept safe, and if needed, delivered to your home address.

Checking & airing the property when vacant

We make monthly checks to the property, making sure that all rooms are well aired, that the WCs are flushed and the taps are opened to allow running water to flow through the pipes, thus avoiding undesired smells in your property. Our Property Managers will make sure that electricity supply is properly working and that your terrace plants have been watered. When you begin to imagine how much time and cost it would be for you to check your own overseas property each month, you can breathe a sigh of relief that its no longer your problem, and that Andalucian Dream Homes has the solution.

Ensuring utilities are paid each month

Quite possibly you have experienced first hand, or at least heard about utilities being cut-off, because of unpaid bills of less than 30€. However, once your electricity or water has been cut-off, your frustration only becomes greater when you have to organize and pay for expensive re-connection charges.

No Landlord wants this hassle, and that’s why Andalucian Dream Homes manages your utility bills in a professional way, using Spanish speaking staff who can sort out any issue with the utility provider companies. As a result there are no unpleasant surprises waiting for you at the start of your holiday in the sun. Your balance statement, visible on-line, will clearly show how much your utilities are each month, and what has been paid to the providers, meaning you have another issue to stop worrying about.

Ensuring local taxes are paid each month

At Andalucian Dream Homes we will manage your property taxes properly, making sure that your local rates are fully paid, on time, every year, avoiding unnecessary hassle for you and avoiding any late penalty charges. Your local rates will be paid on time and a copy of the tax pay slip made available for you, making sure that you fully comply with the Spanish tax regulations.

Ensuring community charges are paid each month

Andalucian Dream Homes will make sure that your monthly charges are paid to date and that your right to vote on community issues is never waived because of any forgotten debt. We liaise with the condominium management company to report any issue which might involve the condominium, checking the property with the condominium company if requested, or simply channeling the information through us, making sure that you are always kept informed about what's going on your community.

Attendance at building representative meetings

We act as your proxy to attend your community AGM or any other meeting of interest for you. We will vote according to your instructions and will make sure that you receive a copy of the meeting minutes from the condominium management company.

Financial and activity reporting online

One of the basics of property management or any other service is communication and reporting to the client. You and your property might be receiving the best quality of service, but you as the owner need to know what is going on with your property.

Andalucian Dream Homes is always thinking on the client’s needs and, to cope with the client’s expectations, we have developed an online Customer Care tool, which enables you, as a property owner, to monitor the current status of your property, online, from the comfort of your own home, any time of the day.
